Why Local Decisions Matter: Navigating Commercial Lending in Northern Illinois and Southern Wisconsin
Applying for a local business loan in northern Illinois doesn’t have to be an ordeal. It helps to work with a local banker who has deep roots in the community, experience with commercial lending, and will take the time to help you consider your options.
Whether you’re looking for a commercial loan, a federally-backed small business loan, or a line of credit, what better way to obtain the funds you need than by working with a local lender that makes all its lending decisions right here in northern Illinois and can offer tailored lending solutions.
The Big Bank Problem Local Business Owners Know Too Well
There are many options for Northern Illinois business loans, but not every player is in the same field. We know how frustrating it can be to sit through a slow underwriting process while someone you’ve never met in another state makes the decision.
When a banker lives and works in the community and takes the time to understand your needs and your business history, it’s an entirely different experience. The same person who helps you consider your options for a business loan and fill out the paperwork is the one who will review your file and make a decision on your loan. We know how important your business is to you and the community, so we take the time to understand each of our business partners and do our best to help them find what they need.
What Commercial Lending at a Community Bank Covers
We offer many types of business loans in northern Illinois. There are conventional loans that are issued directly by Stillman Bank lenders, as well as those backed by the Small Business Administration (SBA).
Conventional Business Loans in Northern Illinois
We offer a variety of business loans:
- Business term loans, also known as a conventional business loan, are offered for a specific business purpose such as refinancing your business debts or buying a business, equipment, and inventories. We offer a variety of terms and repayment plans.
- A business line of credit is a supply of working capital you can use to fund a variety of business needs, such as securing inventories or covering a cash flow shortfall. You could access these funds whenever you need and only pay interest on what you use.
- Commercial real estate loans are a type of term loan that you can use to buy or improve a business property.
- Commercial construction loans can be used to build commercial or investment buildings.

SBA Loans in Northern Illinois
The Small Business Administration (SBA) supports small business loans that are issued by local banks and are typically used by businesses that have trouble qualifying for a conventional business loan.
SBA-backed loans offer more flexible lending criteria than conventional loans, along with lower down payment requirements and longer repayment terms. The two most common types of SBA loans are 7(a) loans and 504 loans.
SBA 504 Loans
With an SBA 504 loan, a business could borrow up to $5.5 million and use the proceeds for buying business real estate, improving a business facility, or buying machinery and equipment with a useful life of at least 10 years. They can also be used to refinance existing business debts.
SBA 7(a) Loans
With an SBA 7(a) loan, a business could borrow up to $5 million for 10 years and use the proceeds for working capital, refinancing business debts, or buying a business. They can also be used to buy commercial real estate, inventories, and equipment. The term could be extended for the purchase of equipment with a useful life of 10 years or more. Terms of up to 25 years can be obtained when the proceeds are used to buy or improve a commercial business property.
SBA Community Advantage Loans
Community Advantage loans are similar to 7(a) loans, except they offer a simplified and streamlined application and approval process for small business loans of up to $350,000.
Why Local Decision-Making Changes Everything
Whether you’re pursuing a conventional business loan or a loan backed by the SBA, it helps to have a local banker in your corner. We make all our lending decisions in-house, which allows for fast approvals by lenders who understand the seasonality, industries, and economic dynamics of the Rock River Valley.
You won’t have to wait for a credit committee in another state to grant you a loan. That local control gives us more flexibility to put together a business loan that fits your needs, rather than the one-size-fits-all approach you’ll find at the larger banks.
Our commercial lenders average more than 25 years of experience, so we’ve seen the economic cycles of our community within the cities, small towns, and rural areas of northern Illinois and southern Wisconsin.

What to Bring to Your First Commercial Lending Conversation
No matter which type of local business loan you’re looking for, or if you’re not sure which option fits your needs, our commercial lending team can help you through the entire application process. We can talk about your capital needs, your long-term plans, and how we can help. Of course, we’re going to need some documents, such as:
- Your business and personal tax returns (typically 2-3 years).
- Financial statements: Profit and loss, balance sheet.
- A business plan or a use of funds overview. The SBA has information on how to write a business plan, available online.
- Any existing loan information or collateral documentation, including both business and personal debts and assets.
